Why HIPs?

A Home Information Pack (HIP) is a set of documents intended to provide important information about a property. As of 14 December 2007 all properties in England and Wales are required to have a HIP.

Their aim is to introduce greater speed, transparency and competition in the home buying and selling process and to help home owners cut fuel bills and carbon emissions from their homes.

From 6 April 2009 a number of changes are taking place in relation to HIPs:

  • The temporary first day marketing exemption will be removed, therefore the HIP must be completed and available on the first day a property is marketed.
  • A Property Information Questionnaire (PIQ) completed by the seller must be included in the HIP.
  • The end of the use of insurance to cover missing data in personal searches.

  • Defer the payment for up to 9 months or until the property is either sold, withdrawn from the market or transferred to another agent, which ever is the soonest.
